Spring and summer get treated as the only real window to buy a home. By the time Labor Day passes, plenty of buyers have decided to wait until next year. In Wauconda and the surrounding Northwest suburbs, I think that’s a miss, and fall is one of the most underrated stretches of the year to start a search.
This area stays competitive even in the fall, with homes recently selling for just over 99% of asking price on average, and nearly 46% going above asking. What shifts has less to do with price and more to do with who you’re up against and what you can actually see.
First, you’ll face less competition. Once summer is over, some buyers put their search on hold for back-to-school, work schedules, upcoming holidays, or life just getting busy. Plenty of buyers are still out there, so the field never empties, but the number of people standing between you and the right house gets smaller.
Second, some sellers are more motivated. Maybe they’ve already bought another home, maybe they’re relocating, maybe they’d really like to be moved in before the holidays. I’d never assume every seller is motivated, but understanding why a home is on the market can sometimes create an opportunity.
Third, fall exposes a home’s weak spots. Cooler weather is its own kind of inspection. Pay attention to the furnace, the windows, the insulation or lack thereof, the gutters, the roof, and the drainage inside and out. Some things just become more noticeable once temperatures start dropping around here.
Fourth, there’s more room to negotiate. It won’t apply to every listing, least of all a great house priced right. If a property has been sitting a while, or the seller has already made price adjustments, fewer competing offers work in your favor. You wouldn’t have had that position in the spring.
If you’re thinking about buying in Wauconda or the surrounding Northwest suburbs, the fall market is worth a look.
