Lake County averaged 32 days on market, which sounds useful until you notice Grayslake is selling in 22 days and Wauconda is taking 40. The county-wide figure smooths over the differences that matter when you’re pricing a home or writing an offer. Where you live shapes the answer more than anything happening across the county as a whole.

The recent numbers by area. Across Lake County, 697 single-family homes sold at a median sales price of $520,000, taking an average of 32 days to sell. Locally, the picture splits apart. In Wauconda, the median was $440,000, with homes selling in an average of 40 days, while Grayslake came in at a $392,000 median and just 22 days on the market. Barrington sat at roughly $890,000 with 50 closed sales in July, selling at just under 99% of list price. In McHenry County, Crystal Lake posted a $430,000 median, with homes averaging about 23 days and selling for just over 99% of asking.

What this means for sellers. Pricing and presentation are incredibly important. The right strategy can create real buyer interest, while an overpriced home sits and becomes stale. Prospective buyers start wondering what’s wrong with the house and why it hasn’t sold yet. Less interest leads to price drops, and eventually you’re chasing the market down instead of leading it.

“The Northwest suburbs are dozens of smaller markets, not one.”

What this means for buyers. Don’t assume every home is worth its asking price. I look at recent sales, condition, location, improvements, and competition to work out what a property is really worth and where there may be an opportunity to negotiate. A short average days on market in one town doesn’t mean the specific house you’re looking at is priced correctly.

One region, dozens of markets. The Northwest suburbs aren’t a single market. They’re made up of dozens of smaller ones, and even different price points within the same town frequently behave very differently.
