A home that feels warm the moment buyers step inside is easier for them to picture as their own, and fall gives sellers a natural way to create that feeling. I recently covered why the fall market can work in buyers’ favor in the northwest suburbs, and sellers can make the most of this season as well.

Getting your home ready doesn’t require a complete redecoration. A few thoughtful touches can make it feel warm, comfortable, and inviting, and help buyers imagine themselves living there.

1. Create a warm first impression. Buyers form their first impression at the front entry, so start there. Keep the landscaping neat and seasonal, with freshly swept walkways, trimmed plants, and a tidy front porch. A single fall touch, such as a tasteful wreath, a seasonal planter, or a doormat, adds warmth without clutter. Keep the look clean rather than overly decorated, since the goal is a welcome home, not a fall decorating contest.

“The goal is welcome home, not a fall decorating contest.”

2. Bring warmth inside the home. Once buyers step in, think about how the home feels. Soft textures like throw blankets and pillows in neutral, warm tones make rooms feel comfortable, and opening the curtains and blinds lets in as much natural light as possible. Lamps can add a little extra warmth to rooms that need it. If you have a fireplace, fall is a great time to make it the focal point. A subtle seasonal scent can work as long as it stays very light, because fresh and clean usually beats an overpowering pumpkin or cinnamon. You want buyers to feel comfortable and relaxed as they move from room to room.

3. Highlight what buyers love about fall. Help buyers envision living in your home during this season. If you have a cozy family room, show it off. A fireplace, a beautiful view out back, or a screened porch deserves the same attention, so make sure each space is clean and inviting. Setting the dining table simply or creating a cozy seating area does the same work. Don’t forget the practical side, either. Keep the home comfortable, bright, and at a pleasant temperature during showings. Beyond selling the house itself, you’re helping buyers imagine what life could feel like.

Selling in the fall doesn’t mean going overboard with seasonal decorating. The aim is simply a home that feels warm, comfortable, and easy for buyers to picture themselves in. This is also the perfect time to get outdoor photos of your home while the fall color is still on the trees.
